Apartments with a Multipurpose room und Cafe
The design proposes a compact building volume that mediates between the fine-grained structure of the historic old town and the larger-scale contemporary buildings to the south. Inclined façade planes give the building the appearance of a roofscape while responding sensitively to the urban context. Positioned at the entrance to the pedestrian zone, the new building strengthens the north–south axis and expands the public realm along Nürtinger Straße.

The recessed ground floor creates generous pedestrian space and establishes a clear urban address through its entrance and communal uses. A café opens onto a landscaped neighborhood square to the south, providing a new social gathering space and enabling future connections to the adjacent residential quarter.



The façade, clad in fired clay shingles, reinterprets the pitched roof as a monolithic building envelope. Deeply recessed window openings and loggias articulate the volume and give the building a strong sculptural presence. Internally, a naturally lit central staircase organizes the apartments around a shared core in a pinwheel arrangement. A variety of apartment sizes accommodates diverse forms of living, including families, seniors, shared housing, and single-parent households. All units include generous outdoor spaces and meet high standards of accessibility and affordable housing.


The building is conceived as a timber-hybrid structure: a solid concrete base supports upper floors constructed from prefabricated mass timber elements. Exposed timber surfaces create a warm atmosphere and reinforce the project’s sustainable character.
